CONCEPT ONLY DESIGN

For clients seeking creative direction and visual clarity to execute on their own.

  • We will meet with you to discuss the space and your needs, measure or scan the space for accurate floor plans, survey any existing furniture to be reused, and take photos of all items and areas to be designed.

  • In this phase, we will explore and finalize the concept(s) for the space(s). Deliverables will include moodboards, color palettes, and material references.

  • In this phase, we will explore & finalize the floor plan layout with furniture and lighting suggestions.

  • We will source and provide 2-3 options for you to choose from. Once all selections have been approved, we will provide you with a sourcing list with links, sizing and quantities to assist you in the ordering process.

HOURLY CONSULTING

Ideal for those seeking expert design guidance, support with smaller-scale design projects, or professional consultations for real estate staging.

  • Receive expert advice on layout, color schemes, furnishings, and other design elements to support your vision.

  • Get help with specific aspects of your space on an as-needed basis — perfect for clients who don’t require full-service design.

  • For clients who need expert guidance to implement staging on their own.

    • On-site walkthrough and strategy session

    • Styling suggestions and paint/fix recommendations

Full Service Interior Design

For clients seeking end-to-end design support and project oversight. Includes everything in Concept Only Design plus:

  • We often recommend custom millwork and furniture to maximize a space. As part of the Schematic Design phase, we will design these pieces to work seamlessly in your space, as well as source all finishes for your approval.

  • In this phase, we procure bids from Vendors & Trades, select the best one based on your budget and project needs, and then oversee their work from start to finish.

  • Our fully dedicated Procurement Team handles all of the procurement and coordination with our vendors and our Receiving Warehouse.

  • We will coordinate all deliveries and the Receiving Warehouse installation in 1-3 days (depending on project size), and style the space with both your existing and new art & decor.

turnkey REAL ESTATE STAGING 

For properties needing full interior setup prior to sale, lease, or move-in.

    Includes:

    • Full-property design concept tailored to buyer demographics

    • Furniture, rugs, art, lighting, and accessories

    • Delivery, installation, and styling

architecture + INTERIOR DESIGN

For projects requiring renovation or architectural coordination. Includes everything in Full Service Interior Design plus:

  • We provide renovation plans, detailed construction drawings, material and fixture specifications, and documentation for bidding, permitting, and execution.

  • We work closely with our Architect of Record to insure our design meets all current local laws & building codes. This includes providing any necessary drawings and paperwork to Coop & Condo Boards for review and approval.

  • Throughout construction preparation and into execution, we will work seamlessly to handle all Contractors, Fabricators and Consultants to ensure the design is executed to our highest standards.

  • We like to oversee key parts of the work, and make sure the Construction documents are being followed. Site visits will occur at key phases, like demolition, plumbing, electrical, tiling, finish carpentry, AV installation, millwork installation, stone installation, and bespoke finish installations, etc.

turnkey REAL ESTATE RENOVATION
